What Is TNRERA?

The Tamil Nadu Real Estate Regulatory Authority (TNRERA) was established under the Real Estate (Regulation and Development) Act, 2016. It mandates that all residential projects with more than 8 units or 500 sqm of land must be registered before any marketing or sale begins. As of 2026, TNRERA has registered over 4,200 projects across the state.

Key 2026 Updates to TNRERA Rules

  • Escrow Enforcement: 70% of buyer funds must now be deposited in the TNRERA-designated escrow account and can only be withdrawn against certified construction milestones.
  • Digital Project Tracking: Builders must upload quarterly progress reports with geo-tagged photos on the TNRERA portal.
  • Penalty Enhancement: Delay penalties increased to 10.5% per annum (SBI MCLR + 2%) on the amount paid by the buyer for each month of delay.
  • Broker Registration: All real estate agents operating in Tamil Nadu must hold a valid TNRERA broker registration — unregistered brokers can be fined up to ₹10,000/day.
  • Carpet Area Disclosure: Builders must mandatorily state carpet area (not super built-up area) in all advertisements effective April 2026.

How to Verify a Project on TNRERA

Visit tnrera.in → Search Projects → Enter the project name or TNRERA registration number (format: TN/01/Building/XXXX/XXXX). Always verify before paying any booking amount. A registered project gives you legal recourse under RERA for delays, quality defects, and title issues.

TNRERA Complaint Process

If a builder delays possession or fails to deliver promised amenities, you can file a complaint on tnrera.in within 3 years of possession. The adjudicating officer must pass an order within 60 days. You can also appeal to the TNRERA Appellate Tribunal if unsatisfied with the ruling.
