Under TNRERA, every residential project in Tamil Nadu with more than 8 units or over 500 sqm of land area must:
- Register with TNRERA before launching sales or advertising the project
- Disclose the exact carpet area, floor plan, amenities list, and RERA-committed delivery date
- Hold 70% of buyer payments in a designated escrow account, used only for that project's construction
- Upload quarterly construction progress reports with photographs
- Repair any structural defect reported within 5 years of possession at no cost to the buyer
How to Verify a RERA Registration Number in Chennai (Under 2 Minutes)

- Search by project name, promoter name, or RERA registration number
- Verify: registration validity date, RERA-committed completion date, number of approved units, and escrow bank account details
- Download the approved floor plan and compare it with what the builder is showing you
Tamil Nadu RERA registration numbers follow the format: TN/01/XXXXX/YYYY where TN = state code, 01 = district code and YYYY = year of registration. Always verify the exact number matches what's in the builder's brochure and advertisement.
What TNRERA Protects You From
Builder Delays
If the builder fails to deliver possession by the RERA-committed date, you have two options:
- Stay invested and claim interest: Monthly interest at SBI MCLR + 2% on every payment made, from the date it was paid until possession
- Withdraw and demand a full refund: Full refund of all amounts paid, plus interest at SBI MCLR + 2% from each payment date
Area Shortfall
If the actual carpet area delivered is less than what was promised in the Sale Agreement, the builder must refund the proportional amount at the same per-sqft rate within 45 days. Carpet area variations of more than 3% are not permitted under TNRERA.
Amenity Misrepresentation
If the builder fails to deliver any amenity that was mentioned in the RERA disclosure (gym, swimming pool, club house, etc.), you can file a complaint with TNRERA for specific performance or compensation.
Structural Defects
Any structural defect — seepage, crack, plumbing failure — reported within 5 years of the date of possession must be repaired by the builder free of charge and within 30 days of a written complaint.

- No RERA number on the brochure: If an under-construction project has no RERA number, it may be operating illegally. Don't pay anything.
- RERA completion date much later than promised delivery: Builders sometimes promise "possession in 2 years" verbally but the RERA registration shows 4 years. The RERA date is the only one that matters legally.
- Escrow account not disclosed: Under TNRERA, the builder must disclose the escrow bank account in the RERA registration. If they refuse, it's a red flag for fund diversion.
- Missing quarterly reports: Check the TNRERA portal for quarterly progress reports. Projects with 2+ missing quarters are likely running behind schedule.
- Super built-up area pricing: RERA mandates pricing on carpet area. If a builder quotes only on super built-up area, they may be inflating the effective price. Always convert to carpet area.
