West Chennai's growth has concentrated around two corridors — Porur, tied to the Wipro–HCL IT belt, and Poonamallee, further out along NH-48. They're often mentioned in the same breath, but the price difference between them is the widest of any pair in this comparison series.

Porur runs about 61% more expensive per square foot than Poonamallee — the largest gap of any West Chennai pair, driven almost entirely by Porur's proximity to established IT campuses.

What's Actually Listed Right Now

Porur's current listings are apartment-led: SIS Florence (from ₹1.16 crore), DAC Prospera (from ₹84L), and DAC Balmandaisa (from ₹1.6 crore) dominate, alongside plotted options like G Square Aranya from ₹85.35L. This is a locality where most new supply is going vertical, and pricing reflects sustained IT-driven demand.

Poonamallee has a much smaller live listing count but is squarely plot-focused — Malles Swarnabhumi (from ₹82.24L) and DRA Secura (from ₹53.19L) are the two current listings, both plotted development along the NH-48 corridor. It's a smaller, earlier-stage market than Porur.

Why the Price Gap Exists

Porur sits directly on the IT/ITES belt anchored by Wipro and HCL campuses, which has driven sustained apartment demand and pushed the locality well past most of West Chennai on a per-sqft basis. Poonamallee, further along NH-48, hasn't seen the same density of IT-driven demand yet — it remains a plotted-development market where buyers are betting on future appreciation rather than paying for existing IT-corridor proximity today.

Which One Fits You

  • Working in or near the Porur IT belt and want to minimise commute: Porur is the direct fit, at a real cost premium.
  • Buying a plot to hold or build on a longer horizon, prioritising entry price over immediate connectivity: Poonamallee's ₹53L entry point is the more accessible option.
  • Investing for appreciation rather than immediate occupancy: Poonamallee carries more upside precisely because it's earlier in its growth cycle than Porur.

Connectivity

Both localities sit along the NH-48/Poonamallee High Road corridor and are served by MTC bus routes. Notably, Chennai Metro Rail's Phase 2 extension is explicitly planned to add coverage toward Poonamallee, which — if delivered on schedule — would be a meaningful connectivity upgrade for a locality that currently has none. Porur does not currently have a confirmed Metro extension on this stretch. Chennai International Airport is roughly 15–20 km from Porur and slightly further from Poonamallee.

Bottom Line

Porur costs more because it's already arrived — apartment supply, IT-belt proximity, and established demand are all priced in. Poonamallee is cheaper because it's still getting there, with Metro Phase 2 as the infrastructure catalyst to watch. Which one is "better" depends entirely on whether you're buying for today's commute or tomorrow's appreciation.
