Walk into the Chennai Mofussil Bus Terminus (CMBT) at Koyambedu today and you'll still find it loud, crowded, and functioning — but not the way it used to. Platforms that once queued buses three deep for Madurai, Trichy and Coimbatore now send a shrinking share of that traffic elsewhere. The terminus isn't closing. It's being slowly hollowed out, one route at a time, as Chennai builds three newer terminals to replace what one overstretched site in Koyambedu has done since 2002.
What happens to the land CMBT sits on — a genuine, CMDA-confirmed 36 acres in the middle of one of Chennai's most connected localities — is the real story here. And as of today, nobody outside CMDA actually knows the answer.
Why CMBT is being wound down
CMDA's own description of the site is blunt about the problem: CMBT is operating beyond its intended capacity, with worsening congestion driven by growing bus volumes and no real depot facility to support them. A terminus designed for a smaller, slower-growing Chennai is now trying to serve a city of over 11 million — from one site, with nowhere to park a bus that isn't actively boarding passengers.
The fix CMDA has been building toward isn't a bigger CMBT. It's three smaller, purpose-built terminals, each taking a slice of the routes CMBT used to carry alone:
- Kilambakkam, in the south, opened to the public on 30 December 2023 and is now handling buses to southern districts that used to depart from Koyambedu.
- Madhavaram, in the north, has already taken over buses headed toward Andhra Pradesh.
- Thirumazhisai (also referred to as Kuthambakkam), in the west, is meant to take buses to western districts once it's complete — but its construction timeline is genuinely unclear. Reports place it anywhere from "70% complete and expected to open within months" to "not yet open" as recently as February 2026, and a more cautious estimate puts full operation around mid-2027. Anyone telling you a firm opening date for Thirumazhisai right now is guessing.
Once all three are fully running, CMBT's role shrinks to whatever's left over — and that's the opening CMDA has to decide what the Koyambedu site becomes next.
So what's actually planned for the 36 acres?
Here's where the reporting gets thinner than the headlines suggest. A real-estate community post (not an official CMDA release) reports that CMDA is weighing three broad directions for the site once it's freed up:
- A large urban park — the option that gets the most public sympathy, in a part of Chennai with very little green space relative to its density.
- A mixed-use development — housing, retail or office space built on reclaimed terminus land.
- A commercial and entertainment hub — leaning into Koyambedu's connectivity (CMBT Metro station, the wholesale market, arterial roads) rather than its transit role.
We could not find an official CMDA announcement, tender, or approved master plan confirming any of these three as the actual decision — as of today, this remains three reported options, not one chosen outcome. If you're reading anything online that states confidently which one CMDA has picked, treat it with real skepticism until CMDA itself says so.
Not to be confused with the park already underway nearby
One genuine source of confusion: there is a separate, already-in-motion park project near Koyambedu's Flower Market, inside the wholesale market complex — not on the CMBT bus-terminus land itself. That's a different site with its own funding and timeline, and it's easy to mistake progress on it for progress on the much bigger CMBT redevelopment question. They are not the same project, and news of one shouldn't be read as news of the other.
The pushback nobody's talking about yet
If there's a live controversy here, it isn't about what replaces CMBT's land — it's about the three-way split itself. The Tamil Nadu Passenger Welfare Association has formally asked the state government to restore a single, unified terminus instead of spreading services across Kilambakkam, Madhavaram and Thirumazhisai. Its argument: splitting one terminus into three has made commutes longer, not shorter, and is pushing more people toward private vehicles instead of fewer.
That's a real, documented objection — and it's a reminder that "decongesting CMBT" isn't a settled win for everyone it affects, even before the redevelopment question is answered.
What this means if you're looking at property near Koyambedu
If you're evaluating a flat, plot or commercial unit in Koyambedu, Arumbakkam, Vadapalani or along the CMBT Metro corridor, here's the honest framing:
- Don't price in a specific outcome. A confirmed large urban park and a confirmed commercial hub would affect nearby property very differently — more green space and lower density in one case, more footfall and commercial activity in the other. Since neither is confirmed, treat any "this will become a park, so buy now" or "this will become a mall, so buy now" pitch from a broker as speculation dressed up as insight.
- The connectivity case for Koyambedu already stands on its own. The CMBT Metro station, arterial road access, and the wholesale market's continuing operation aren't dependent on how the bus-terminus land gets redeveloped. That part of the locality's value proposition doesn't need this story to resolve in any particular direction.
- Watch for an actual CMDA tender or master-plan announcement, not a real-estate blog's framing of "sources say." That's the signal that would genuinely change the calculus here — and it hasn't happened yet.

The honest timeline, as of today
- Kilambakkam: operational since December 2023.
- Madhavaram: operational, handling Andhra Pradesh-bound routes.
- Thirumazhisai: under construction, completion status genuinely disputed across sources.
- CMBT's 36 acres: no confirmed redevelopment decision, no public tender found, three reported (not confirmed) options on the table.
This is an ongoing, unresolved situation — not breaking news with a clean answer. We'll update this piece if and when CMDA actually confirms a direction.
