Property Registration Process — Step by Step

Check the guideline value for your property on tnreginet.gov.in or at the Sub-Registrar office. Stamp duty is calculated on this or sale price, whichever is higher.

Prepare documents
Original sale deed (drafted by a lawyer), EC (Encumbrance Certificate), PAN card of buyer and seller, Aadhar card, passport photos (3 each), and 2 witness ID proofs.

Pay stamp duty online
Buy e-stamp paper from tnreginet.gov.in or authorised bank (Canara Bank, Indian Bank etc.) for the full stamp duty amount. Keep the e-stamp certificate safely.

Book Sub-Registrar appointment
Book a slot at the concerned Sub-Registrar office via tnreginet.gov.in. Registration is available weekdays 10am–5pm. Token system means you need a prior appointment.
